Front setback = "Building Line" — based on the wider abutting road if the plot faces more than one road; remaining sides take the side setback (Col. 10).
Setbacks are measured after deducting any area surrendered for road widening.
Greenery: 1 m planting strip along the frontage (all plots). Plots > 300 sq m: 1 m strip on remaining sides too.
Plots ≥ 750 sq m: 5% of site as organised open space (tot-lot), min 3 m wide / 15 sq m, over & above setbacks; plus a 3 m × 3 m transformer space.
Transfer of setback: 300–750 sq m → up to 1 m side-to-side; >750 sq m → up to 2 m (keep ≥ 2.5 m on the other side). Never transferable from the front.
High-rise > 18 m: front = greater of Table-IV value or the road-based building line. Above 55 m: +0.5 m setback per extra 5 m of height.
Splay at junctions: roads < 12 m → 3×3 m; 12–24 m → 4.5×4.5 m.
